Selling your property: how do you know when the time is right?

With a wealth of experience in the property market, we’ve become familiar with the seasonal ups and downs. Time and again, we’re asked the same question: “Is now the right time to sell my property?”. Our answer? Put simply, there’s no hard and fast rule for knowing when the time is right. After all, the property market is ever-changing and with it, buyer behaviour is undergoing a transformation. That being said, if you’re feeling like it’s time for a shake up, you’re probably right. To help you make your decision, we’ve come up with our top tips for selling success:

Seasonality is in your favour

When it comes to the property market, seasonality plays a key role in sales success. Traditionally, spring is pegged as the best time to put your property on the market, as potential buyers are more likely to be around and giving house hunting their full attention. Early autumn can also bring success, but only if you move quickly enough; after October, we usually see the market slow down. Of course, if there are other compelling reasons to sell, success is possible any time of year and you shouldn’t rule out summer and winter altogether.

The value of your home is in the green

As soon as the thought of selling enters your mind, it’s a good idea to carry out a valuation on your home. An expert surveyor will be able to determine your property’s current market value. If you’re making a profit or breaking even on the price you paid in the first place, the path is clear.

Remodelling or extending just isn’t enough

A home’s not a home anymore when things start feeling cramped and claustrophobic. If remodelling or extending your home won’t add any value, then it’s probably time to upsize. As families grow, homes should grow with them and making the move to a bigger property is for the best.

Activity has picked up in your area

Pay attention to what’s going on around you. If your neighbours have just made a mint selling their home, it’s probably not a bad idea to start thinking about your next move. Again, the first thing to do is get your home valued to make sure selling really is worth it.

You’re not in the right location anymore

It’s all well and good loving the property you’re in, but if the things you need aren’t close by, this can cause problems. Naturally, priorities and situations change over time and you may need to think about things like nearby schools, commuter links and convenience. Once you have an understanding of what it is you need nearby, you can start to think about jumping back into the market.

You’ve already fallen in love with your next home

Sometimes the decision to sell comes down to nothing more than a gut feeling. If you’ve fallen in love with another property, don’t let the opportunity pass you by! After all, it could be that your current property is the next occupants’ dream home.
